Full roof replacement across the Gold Coast
Roof Gold Coast arranges full roof replacement for houses, townhouses and small commercial buildings across the Gold Coast. The existing roof is stripped back to the rafters, the frame and battens are checked, and a new roof goes on with fresh sarking or blanket, flashings, capping and fixings. The work is carried out by independent local roofing contractors, and every job starts with an on-site inspection rather than a guess from the street.
Most replacements here fall into one of three types: a worn concrete or terracotta tile roof replaced with new tiles, a tile roof converted to Colorbond steel, or an old galvanised iron or early steel roof re-sheeted in new steel. Asbestos cement roofs are a fourth, separate case with their own rules; see asbestos roof replacement.
When replacement beats repair
A roof can usually be repaired when the problems are local: one valley, one flashing, a run of ridge capping, a handful of tiles. Replacement starts to make sense when:
- leaks turn up in several rooms, or keep coming back after repairs;
- steel sheets show rust right through, not just at laps and fixings;
- concrete tiles have lost their surface and crack or crumble under foot;
- battens are sagging, split or rotten, so the roof line dips;
- the roof is the original on a 1970s or 1980s home and has never been properly maintained.
The contractor should show you photos of what they found from on the roof and inside the roof space, and explain plainly why they are recommending replacement over repair. If a quote jumps straight to a new roof with no evidence, get a second opinion.
Built for Gold Coast weather
A new roof here has to handle three things at once: summer storms with heavy rain and hail, salt-laden air near the beaches, and long humid spells. That shapes the specification.
Fixings and tie-downs. Houses are designed to a wind classification. During a replacement the contractor should check that battens are fixed to rafters, and rafters to the top plate, in a way that suits the house's class, and upgrade where the old fixings are inadequate.
Material grade. For steel roofs within sight or sound of the surf, the grade of steel, screws and flashings needs to suit a marine environment. BlueScope publishes guidance on which products suit which distance from breaking surf, and our salt-resistant roofing guide explains the options.
Heat and condensation. A blanket or sarking under the roof cuts heat gain and condensation drip, and good roof-space ventilation helps carry humid air out. These are cheap to add while the roof is off and expensive to retrofit later.
How the job usually runs
- Inspection, photos and a written, itemised quote.
- Ordering materials and booking around the weather forecast.
- Setting up edge protection or scaffold and protecting gardens and paths.
- Stripping the old roof in sections so the house is never left open overnight.
- Batten repairs, tie-down upgrades, sarking or blanket.
- New roof, flashings, capping and penetrations.
- Clean-up, gutter check and a walk-through with photos.
Our guide to the roof replacement process goes through each stage in more detail.
Price
Roof replacement prices depend on roof area, pitch, material, access, asbestos and the condition of the frame. We keep 2026 planning bands on one page: the Gold Coast roof replacement cost guide. Your real price comes from the written quote after the inspection.
