How long a roof lasts in Queensland, and when to replace it

Ask five roofers how long a roof lasts and you will get five answers. The honest one is: it depends on the material, the exposure, the installation and the care.

The short version

There is no fixed replacement interval for a roof in Queensland. A roof is due for replacement when its condition says so: repeated leaks, rust through steel, porous or crumbling tiles, failing battens or a sagging line. On the Gold Coast, salt exposure, storms and humidity shorten the life of some roofs, while good materials, installation and maintenance extend it. Have an older roof inspected rather than relying on its age.

Condition, not age

People often want a number: a roof lasts X years. The trouble is that two roofs of the same material and age can be in completely different condition. One may be a well-installed steel roof in Nerang with clear gutters and sound fixings. The other may be a standard-grade steel roof on the beachfront at Palm Beach, never rinsed, with sand-filled gutters. The second will fail first.

So the better question is: what decides how long a roof lasts, and how do you know when yours is done?

What decides a roof's life

Material

  • Pre-painted steel depends heavily on the product grade and its exposure.
  • Zincalume and galvanised iron depend on exposure; old galvanised iron on Gold Coast cottages is often well past its best.
  • Concrete tiles last a long time structurally, but the surface coating wears and they become porous.
  • Terracotta is very durable when undisturbed.
  • Asbestos cement was installed decades ago and should be assessed rather than maintained.

Exposure

  • Salt air near the surf corrodes steel components.
  • Storms test fixings, ridges and flashings each summer.
  • Humidity encourages lichen, mould and condensation.
  • UV breaks down sealants, pointing and coatings.
  • Trees drop debris and scrape roofs.

Installation

Correct fixings, compatible materials, flashings done properly, adequate fall on low-pitch sections, and swarf cleaned up all affect lifespan. A poorly installed roof of a good material may fail early.

Maintenance

Gutter clearing, rinsing salt, prompt repairs, ridge maintenance and keeping incompatible metals off the roof all add years.

Signs the roof is near the end

  • Leaks in several places or leaks that keep returning.
  • Rust through the steel, not just on it.
  • Porous, crumbling or widely cracked tiles.
  • Ridge capping that keeps failing.
  • A sagging ridge or wavy gutter line.
  • Rotten or failing battens and sarking in the roof space.
  • Repair costs mounting year after year.

Gold Coast housing and typical roof stories

Older beach cottages and fibro homes. Many have galvanised iron or asbestos cement roofs that are past their prime. Assess for asbestos before any work.

1970s–1990s brick-and-tile homes. Common in suburbs like Southport, Ashmore, Benowa, Robina and Burleigh Waters. Many are still on original concrete tiles with worn surfaces and tired ridge capping. Some can be repaired; many are approaching replacement.

Queenslanders. Often steel roofs that have been replaced at least once. Check the age and grade of the current roof.

Newer estate homes. Coomera, Pimpama, Ormeau and other growth areas have mostly steel roofs on newer homes. Maintenance and storm checks are what matter here.

Units and commercial buildings. Box gutters and penetrations are frequent failure points; see commercial roofing.

Building rules when you replace

When the time comes, Queensland rules apply:

  • Roofing contractors are licensed by the QBCC; check the licence on the QBCC online search.
  • Like-for-like re-roofing often does not need building approval, but structural changes or a heavier roof can. A private building certifier can advise.
  • Asbestos removal is regulated by Workplace Health and Safety Queensland.
  • Fixings and tie-downs should suit the house's wind classification.

Why roofs fail sooner than expected

Most early failures come down to a handful of causes: the wrong steel grade for the exposure, incompatible fixings or flashings, swarf left on a new roof, gutters left to fill with sand and leaves, or small leaks ignored until battens rotted. None of these is about the material itself, and all of them can be avoided with a careful installer and a simple maintenance routine.

How often to inspect

  • Look from the ground twice a year and after major storms.
  • Have a professional inspection every few years, more often for older or beachside roofs.
  • Inspect before buying a house.

Repair, restore or replace?

When an inspection finds problems, there are three paths: targeted repairs, a restoration, or replacement. The right answer depends on what is under the surface.

Planning ahead

If your roof is getting older, start planning before it fails. Get an inspection, ask how many years the contractor thinks it has, and budget using the cost guide. Replacing on your own schedule is far less stressful than replacing after a storm.

Common questions

Before you book: the usual questions

My roof is 30 years old. Should I replace it?

Not because of age alone. Many roofs of that age are sound; others are failing. An inspection that includes the roof space will tell you.

Do manufacturers say how long roofs last?

Manufacturers offer warranties with conditions, which are not the same as expected life. Warranty terms often depend on location and maintenance.

Does a beachside roof wear out faster?

Steel components near the surf generally do, unless the products are rated for that environment and maintained.

Can maintenance really extend a roof's life?

Yes. Clear gutters, rinsing salt, prompt repairs and ridge maintenance prevent small problems turning into structural ones.

Should I replace before selling?

Not necessarily. Buyers' inspectors will report on the roof. A sound roof with documented maintenance is usually enough; a failing roof may affect price.
