Metal roof replacement on the Gold Coast
Roof Gold Coast arranges metal roof replacement across the Gold Coast for old galvanised iron, early Zincalume and painted steel roofs that have reached the end of their life. The old sheets come off, battens and fixings are checked, and new steel goes on with compatible screws, flashings and capping. The work is carried out by independent local roofing contractors after an on-site inspection.
How metal roofs fail here
The Gold Coast is hard on steel. Salt from the ocean settles on the roof, holds moisture and attacks the coating. The parts that are not rinsed by rain corrode first: laps, the underside of overhangs, the area around screws, and cut edges. Humidity keeps surfaces damp for longer, and debris trapped in gutters and box gutters holds water against the metal.
Common signs it is time for new sheets:
- rust coming through the face of sheets, not just at fixings;
- holes or pinpricks of daylight from inside the roof space;
- screws loose or rusted out, and sheets lifting at the edges;
- flashings and capping corroded or cracked;
- leaks at laps along the length of the roof.
Getting the steel right for your street
The most important decision is the steel grade. Homes close to breaking surf, such as on the beachfront at Kirra, Burleigh or Main Beach, sit in the harshest exposure; homes a few kilometres inland less so. BlueScope publishes guidance on which products suit which environment. The fixings, flashings and gutters must be compatible with the sheet, or they will corrode first and bring the whole roof down with them.
Profile and colour come next. Corrugated suits older homes and character streets; trapezoidal profiles suit lower pitches and longer runs. Lighter colours reflect more heat. Our salt-resistant roofing guide goes further.
Older buildings: check for asbestos
Some older metal roofs sit alongside asbestos cement elements such as gutters, eaves, flues or sheet sections. Before the job starts, the contractor should identify anything suspect. If asbestos is present, see our asbestos roof replacement page.
Price
Metal re-sheeting is usually the most economical full roof replacement. Planning bands are on the roof cost guide.
Partial or full re-sheet?
Not every rusty roof needs to come off in one go. If the corrosion is confined to one face of the roof, a lower section near a leaking gutter, or a verandah that catches the salt wind, replacing that section with matching new sheets can be sensible. The catch is matching: new steel will look different from weathered sheets, and different metals must not be mixed. Where rust is spread across most of the roof, or the fixings have failed everywhere, a full re-sheet is usually better value than repeated patching. Ask the contractor to price both options if the roof is borderline, and to show you photos of the worst areas from on top and from inside the roof space.
