Quotes and the process

How quickly can someone come out? It depends on the season and recent weather. After a big storm, contractors are busy. Call during business hours and we will tell you honestly what is available.

Why can't you give me a price over the phone? A roof price depends on area, pitch, material, condition, access and what is hidden under the covering. Without an inspection any number is a guess. Our cost guide gives planning bands so you know the ballpark.

What should a written quote include? Strip-out and disposal, battens and tie-downs, sarking or blanket, the new material with profile and grade, flashings and capping, gutters if included, edge protection, approvals, and how hidden damage is handled.

How do I compare two quotes? Line them up item by item. A lower price that leaves out battens, blanket or flashings is not cheaper.

Licences and rules in Queensland

Who regulates roofers? The Queensland Building and Construction Commission (QBCC) licenses building contractors, including roofers. Residential work above a set value may also fall under the QBCC Home Warranty Scheme; ask the contractor and check with QBCC.

What about asbestos? Workplace Health and Safety Queensland regulates asbestos removal. Removing an asbestos cement roof generally requires a licensed removalist, and the waste must go to a facility licensed to accept it. See asbestos roof replacement.

Is there a wind rating for roofs? Houses are designed to a wind classification under Australian standards, and roof fixings and tie-downs must suit it. A re-roof is a good time to bring old fixings up to standard.

Bushfire areas? Parts of the Gold Coast hinterland are mapped as bushfire hazard areas by the City of Gold Coast, which can affect materials and construction details. Check the City's mapping or ask your certifier.

Roofs and the Gold Coast climate

When is the worst time for roof work? The summer storm season, roughly October to March, brings sudden heavy rain. Contractors plan strip-outs around the forecast and open only what they can close the same day.

Does salt air really matter? Yes, for steel roofs, fixings and flashings close to the surf. See salt-resistant roofing options.

Should I clean my roof with a pressure washer? Not without advice. High pressure can damage old tiles, drive water under laps and, on asbestos roofs, release fibres. Never pressure-clean a fibro or asbestos cement roof.

Paying for a roof

Are there government grants for roof replacement? We are not aware of a standing general grant for re-roofing on the Gold Coast. Programs change; see our rebates guide.

Can I pay it off? Some owners use home loan redraw, refinancing or green loans; see financing options. We do not give financial advice; talk to your lender.

Before and after the job

Do I need to be home for the inspection? It helps, so you can point out leaks and the contractor can check the roof space. If not, arrange access and leave the hatch clear.

What about solar panels? Panels must be removed and refitted by a licensed electrician during a re-roof. Ask whether the roofer arranges it and whether it is priced in the quote.

What should I keep after the job? The quote, contract, invoice, photos, product details and any warranty documents. They help with insurance claims and when you sell.

Is the roof inspection and quote really free?

Yes. There is no charge for the inspection or the written quote, and no obligation to go ahead.

Who does the work?

Independent local roofing contractors. Roof Gold Coast is a referral service. We ask contractors to hold the QBCC licence and insurance the job needs; ask to see them and check the licence on the QBCC register.

How do I check a roofer's licence?

Ask for the QBCC licence number and look it up on the QBCC online licence search. Check the name matches the business quoting you and that the licence class covers roofing.

Does my re-roof need building approval?

Like-for-like re-roofing often does not, but changes to structure or a heavier roof can. A private building certifier can tell you what applies.

What about storm damage and insurance?

Photograph the damage, make the house safe without climbing up, and contact your insurer early. Ask the roofer for a written report on the cause.

Colorbond or tile?
