What this coast does to a roof
Gold Coast roofs work harder than most, and the causes are local. A contractor worth hiring will talk about these before talking about price.
- Summer storm season. From roughly October to March, afternoon storms bring heavy bursts of rain, hail and strong downdraughts. Lifted sheets, cracked tiles and overflowing valleys show up after the first big cell of the season.
- Salt in the air. Onshore breezes carry salt well back from the beach. Steel, screws and flashings on homes near the surf corrode far faster than the same products in Nerang or Mudgeeraba, so the grade of material matters.
- Humidity and mould. Long humid stretches feed lichen and mould on tiles and roof surfaces, and trap moisture in poorly ventilated roof spaces.
- Wind. Houses here are built to a wind classification, and fixings, battens and tie-downs must suit it. A re-roof is the time to bring them up to standard.
- Ageing housing stock. Plenty of 1970s and 1980s brick-and-tile homes are still on their first roof, and older beach cottages and sheds often have asbestos cement sheeting.
Repair, restore or replace?
Most calls start with one problem, a leak over the lounge or a few broken tiles. Often a roof repair is the right answer: re-bedding and re-pointing ridge capping, replacing cracked tiles, re-sealing a flashing, or swapping a rusted sheet. A roof with leaks in several rooms, rust coming through across whole sheets, soft or sagging battens, or tiles that break when walked on is a different conversation. The contractor who inspects should say which side of that line your roof is on, and show you photos.

Licences, approvals and asbestos in Queensland
Roofing in Queensland is regulated, and you should know who the regulators are before work starts.
- QBCC. The Queensland Building and Construction Commission licenses roofing contractors. Ask for the licence number and check it on the QBCC online search. Residential work above a set value may also come under the QBCC Home Warranty Scheme; ask the contractor and check with QBCC.
- Building approval. A like-for-like re-roof often does not need building approval, but structural changes or a heavier roof can. A private building certifier can tell you what applies to your house.
- Asbestos. Workplace Health and Safety Queensland requires a licensed asbestos removalist for most asbestos roof removal. Disposal must go to a facility licensed to take it.
- Bushfire and flood overlays. Parts of the hinterland sit in City of Gold Coast bushfire hazard areas, which can affect roof materials and gap sealing. Check the City's mapping or ask your certifier.
What a good roofing quote includes
Cheap-looking quotes often leave things out. Before you sign, make sure the quote covers:
- Removal and disposal of the old roof, with asbestos handling spelt out if it applies.
- Batten condition and replacement, and tie-downs to suit the house's wind classification.
- Sarking or an insulation blanket under the new roof.
- Flashings, ridge and hip capping, valleys and any vents or whirlybirds.
- Gutters and downpipes, if they are part of the job.
- Edge protection or scaffold for working at height.
- Any building approval and who arranges it.

Move valuables away from the drip, catch the water and stay off the roof, especially when it is wet or windy. Call during business hours and mention it is an active leak. If it is storm damage, photograph it and contact your insurer as well.
