Re-roofing on the Gold Coast
Roof Gold Coast arranges re-roofing across the Gold Coast, from beachside cottages in Palm Beach and Miami to 1980s brick homes in Robina and Nerang. The existing frame stays; everything on it is replaced. The work is carried out by independent local roofing contractors after an on-site inspection.
Two jobs make up most re-roofs here. The first is a tile-to-Colorbond conversion: concrete or terracotta tiles come off, new battens go on at steel spacing, a blanket is laid, and the roof is sheeted in steel. The second is metal re-sheeting: an old galvanised iron or early steel roof is removed and replaced with new sheeting, fixings and flashings.
Why owners re-roof in steel
- Weight. Steel is a fraction of the weight of tile, which takes load off an older frame.
- Low pitch. Steel suits the low-pitch and skillion roofs common on extensions and newer homes, where tiles may be below their minimum pitch.
- Fewer joints. Long sheets run ridge to gutter, so there are fewer places for wind-driven rain to get in.
- Speed. Sheeting is quick to fix, so the house is open for less time during storm season.
Tiles still have a place. Some streets suit them, some owners like the quieter rain, and terracotta keeps its colour for a very long time. Our Colorbond vs tile guide covers the trade-offs in Gold Coast conditions.
Choosing steel for your spot
Distance from the surf matters. Homes on the beachfront at Coolangatta, Burleigh or Main Beach face much harsher salt exposure than homes in Mudgeeraba or Ormeau. BlueScope publishes guidance on which steel products suit which environment, and fixings and flashings need to match the sheet, or they will corrode first. Lighter colours reflect more heat; darker ones show less dirt. See salt-resistant roofing options before you choose.
What else gets done while the roof is off
A re-roof is the cheapest moment to fix things you cannot reach later: battens and tie-downs brought up to the house's wind classification, a better blanket, extra roof ventilation, new gutters and downpipes sized for heavy storms, and tidy flashings around skylights and solar mounts. Ask for each to be priced as a separate line so you can choose.
Price
Re-roofing costs depend on area, pitch, what is coming off, access and extras. Planning bands are on the roof replacement cost guide.
Timing a re-roof
Most owners prefer to re-roof outside the peak storm months, but a well-run job can be done any time of year: the contractor strips only what can be closed in the same day and watches the forecast closely. If an insurance claim is involved, the insurer's process often sets the timing. Book the inspection early so materials can be ordered in time.
