Colorbond steel suits most Gold Coast re-roofs: it is light, quick to install, handles low pitches and has few joints for storm-driven rain, provided the steel grade suits your distance from the surf. Tiles are quieter, hold their looks well (especially terracotta) and suit houses built for them, but they are heavy, cost more to install and need ridge maintenance. Pick on exposure, frame, pitch, noise tolerance and street character.
The quick comparison
| Colorbond steel | Concrete tile | Terracotta tile | |
|---|---|---|---|
| Weight on frame | Low | High | High |
| Joints for rain to find | Few | Many | Many |
| Minimum pitch | Low with right profile | Higher | Higher |
| Rain noise | Louder unless insulated | Quiet | Quiet |
| Coastal salt | Grade and fixings critical | Fixings and flashings | Fixings and flashings |
| Hail | May dent | May crack | May crack |
| Colour over time | Depends on product | Surface wears | Holds well |
| Maintenance | Rinse salt, gutters | Ridges, lichen, gutters | Ridges, gutters |

Storms
Gold Coast storms bring sudden heavy rain, strong winds and sometimes hail. Steel's long sheets have few laps, which leaves fewer places for wind-driven rain to get in, and well-fixed sheets resist uplift. Tiles rely on overlaps and ridge capping, which can let water past when rain is driven sideways, especially once ridge mortar has cracked. Hail can dent steel and crack tiles; in both cases the size of the hail matters most.
The bigger factor is fixing. The house's wind classification sets how battens, rafters and sheets or tiles must be fixed. A re-roof is the time to check this.
Salt air
This is where steel needs care. Within a short distance of breaking surf, standard pre-painted steel may corrode early. BlueScope publishes guidance on which products suit which environments, including products for severe marine sites. Screws, flashings and gutters must be compatible. Tiles themselves are not affected by salt in the same way, but their fixings, valley irons and flashings can be.

Heat and humidity
A Gold Coast summer is long, hot and humid. The roof colour decides how much sun the roof absorbs: lighter colours reflect more. Tiles store heat and release it into the evening; steel heats and cools quickly. With a blanket under steel and good ceiling insulation and ventilation, either can perform well. Humidity also encourages lichen and mould, which grow more readily on porous concrete tiles than on steel.
Noise
Tiles are quieter in heavy rain. A steel roof with a blanket and insulated ceiling is usually acceptable to most people, but if rain noise bothers you, ask to hear a similar roof in a downpour or choose tiles.
Weight and the frame
Steel weighs a fraction of tile. That matters for older homes, for frames that have been weakened by leaks, and for extensions. Changing from tile to steel takes load off the frame. Changing from steel to tile usually needs engineering advice.
Pitch
Many newer homes and extensions have low-pitch or skillion roofs. Tiles have minimum pitches; below them, water can blow back under the tiles. Steel profiles can work at much lower pitches, as set out by the manufacturer.
Looks and street character
Terracotta suits many older homes and has a timeless look. Concrete tile matches much of the Gold Coast's 1970s to 1990s brick housing. Steel suits beach houses, Queenslanders and modern designs. Some estates and body corporate schemes have rules about materials and colours; check before deciding.
Maintenance
Steel: keep gutters clear, rinse salt from areas not washed by rain near the coast, keep incompatible metals off the roof, and make sure swarf is cleaned up after any work.
Tile: check and maintain ridge capping, replace broken tiles, clear valleys and gutters. Avoid pressure cleaning old tiles.
Cost
For a typical Gold Coast re-roof, converting tile to steel is usually cheaper than re-tiling because steel is lighter and faster to install. Marine-grade products, complex roofs and premium options narrow the gap. See 2026 bands on the cost guide.
Which should you pick?
Choose steel if: the roof is low-pitch, the frame is light or older, you want a quick install, you are converting from old tiles, or you prefer a modern look. Near the beach, choose the grade carefully.
Choose tiles if: the frame is designed for them, the look of the street matters, rain noise bothers you, and you are happy to maintain ridge capping.
