Roof repairs on the Gold Coast that stop the leak at its source

The ceiling stain is rarely under the hole. A proper repair traces where water gets in, fixes that, and tells you honestly how much life the rest of the roof has left.

Roof repairs across the Gold Coast

Roof Gold Coast arranges roof repairs for tile, steel and low-pitch roofs throughout the Gold Coast. Typical jobs include tracing leaks, replacing cracked or slipped tiles, re-bedding and re-pointing ridge capping, refixing or replacing lifted and rusted sheets, re-sealing and replacing flashings, and clearing valleys and gutters that back water into the roof. The work is carried out by independent local roofing contractors, and each repair starts with an inspection.

The repairs Gold Coast roofs need most

Storm damage. Hail cracks tiles and dents thin sheeting; strong downdraughts lift sheets and ridge caps; overflowing gutters push water back under the roof edge. After a big storm, look from the ground for displaced tiles, lifted edges and debris, and keep off the roof.

Ridge capping. On older tile roofs the mortar bedding under the ridge and hip caps cracks with years of heat and movement. Caps loosen, the pointing splits, and wind-driven rain gets straight in.

Flashings. Where the roof meets a wall, chimney, skylight or vent, a flashing seals the joint. Old lead and steel flashings crack, lift or corrode, especially near the beach, and silicone patches applied years ago fail in the sun.

Valleys and gutters. Leaves, palm fronds and sand build up in valleys and gutters, water backs up, and it finds its way into the roof. A rusted valley iron is a common source of leaks that show up in the middle of the house.

Rusted sheets and fixings. Salt air attacks laps, cut edges and screw heads first. Replacing a few sheets and the fixings can buy years, if the rest of the roof is sound.

Finding the real leak

Water travels along sarking, battens and rafters before it drips, so the stain on the ceiling is often a metre or more from the hole. A careful roofer checks the roof space as well as the roof, looks at the most likely suspects uphill of the stain, and may hose-test sections of the roof to confirm the source. You should get photos of what was found and what was done.

Repair or replace?

A sound roof with one or two problem areas usually just needs a repair. If the roofer finds that tiles are crumbling across the roof, rust has gone through whole sheets, or battens are failing, they should say so, show you, and explain the cost of continuing to patch versus a roof replacement. Our guide to roof restoration vs replacement sets out the trade-offs.

Repair prices

Small repairs are priced on the time, access and materials involved. Planning bands are on the Gold Coast roofing cost guide.

After the repair

Keep the photos and the invoice describing what was done. Watch the ceiling after the next heavy storm, and call back if a stain grows.

  • Where the water is getting in, with photos from the roof and roof space
  • Exactly which tiles, sheets, flashings or capping are being replaced or re-bedded
  • How replacement tiles or sheets will be matched to the existing roof
  • Clearing of valleys, gutters or box gutters if they are part of the problem
  • Any ceiling, insulation or timber damage noticed, even if outside the roofer's scope
  • Access and safety set-up for working at height

FAQs

Questions people ask before they commit

Why does my roof only leak in some storms?

Wind direction. Gold Coast storms can push rain sideways and up under tiles, laps and flashings, so a roof that copes with steady rain leaks in a squall from one direction. Tell the roofer which room leaked and which way the weather came from.

Can you replace just a few cracked tiles?

Yes. New matching tiles are sometimes still made, or the roofer may borrow tiles from a hidden part of the roof. Very old concrete ranges can be hard to match perfectly, so ask how the patch will look.

What is re-bedding and re-pointing?

Ridge and hip caps on a tile roof sit on a mortar bed sealed with flexible pointing. When the bedding cracks the caps loosen and water gets in. Re-bedding renews the mortar; re-pointing renews the seal on top.

Will insurance pay for the repair?

Sudden storm damage is often covered, wear and tear usually is not. Photograph the damage, contact your insurer early and ask the roofer for a written report on the cause.

Can someone come out the same day?

That depends on the season and how busy contractors are after a storm. Call during business hours, tell us it is an active leak, and we will tell you honestly what is available.
